A fixed term agreement may be ended by the landlord or the tenant by giving written notice of termination.

The notice may be given at any time up until the end of the fixed term but cannot take effect until the term ends.

The landlord must give at least 30 days notice and the tenant must give at least 14 days notice (plus 4 days postage if serving via post).

Other examples of where a fixed term can be ended are where a party has breached the agreement (in which case the notice period is not less than 14 days); or where the rent has remained unpaid in breach of the agreement for not less than 14 days.
