As the office environment continues to change and evolve, so does the nature of the demand.

Flow-on effects from major city office spaces continue to filter through to Wagga Wagga, with open plan office space and shared office space on the rise. A recent article from commercialrealestate.com.au outlined this growing trend, with demand for shared working space up 36% on the previous year alone in east coast capital cities.

Most of the enquiry through our office is for small office space and shared working environments in multi-tenanted buildings. While larger office tenants remain in the market, the volume is quite small compared to the small office enquiry.

The rise of the ‘green office’ is yet to be fully embraced by Wagga office occupants, with only a few landlords offering such space. This is in conjunction with little to no interest from local business at this stage, however, office tenants do place efficient air-conditioning as their number one priority.

Examples of the breakup of large unoccupied space has taken place at 20 Tompson Street. The suite comprised of 210 square metres of vacant shell office space plus amenities. This space remained vacant for more than three years, with little enquiry. After splitting the space into three smaller suites, Fitzpatricks PCI Commercial negotiated two leases within six weeks of the completion of works and have fielded a number of enquiries and inspection on the remaining 55 square metres.
